TERMS & CONDITIONS

1. BOOKING CONDITIONS: A non refundable deposit of £100.00/$180.00 per week is required to secure your booking, this is to be sent with the completed booking form. The balance of your holiday booking will then become payable 10 weeks before arrival, if payment is not received on or by this date we reserve the right to cancel your booking with loss of deposit or at our discretion charge an administration fee for the continuation of the booking. If the booking is made within 10 weeks of arrival then the full payment is due at the time of booking along with the security deposit.

2. SECURITY DEPOSIT: A security deposit of £75.00/$135.00 per week will also be required at the time of the final balance, this will be returned within 6 weeks of your return subject to confirmation with our management company that the villa and its contents are in the same condition as on your arrival. Any damage, breakage’s, excessive use of the phone or utilities and/or leaving the villa in such condition that warrants extra cleaning will be made good from your security deposit along with an administration charge, if any loss or damage is in excess of the deposit an account will be sent to the correspondence address and will be due for immediate settlement.

3. LIABILITY LIMITATIONS: The owners or their agents will not be held responsible for loss or delay howsoever caused beyond our control ie: strikes, riots, fire, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or prevailing weather conditions. Tuscan Ridge development is residential and as such we cannot be held accountable for any noise from neighbours and/or nearby building work that may be ongoing or any other event etc. (this list is neither exclusive or exhaustive), however it is beholden upon all residents to be both courteous and considerate to fellow neighbours and not cause annoyance to others.

4. USE OF THE VILLA: Only the persons named on the booking form are allowed to use the villa and any facilities at Tuscan Ridge ( this is a requirement of Florida State Law). We would like to remind you that for the enjoyment of future guests that this is strictly a NO SMOKING villa.

5. SAFETY: Use of the pool/jacuzzi/spa is at your own risk. No diving is permitted and guests are specifically requested not to allow unsupervised children to use the pool/jacuzzi/spa areas at any time. The use of the poolside screening is there for your protection, failure to use this can in no way make the owners responsible for any accidents that might occur. The owners or their agents cannot accept liability for any damage or loss to the property or possessions or personal accident sustained by you, your party members or any visitors and we therefore strongly advise all guests carry full holiday insurance cover.

6. ARRIVAL/DEPARTURE: The rental period commences at 4pm on the day of arrival and ceases at 10am on the day of departure with no exceptions, this is to allow Management Company or their representative’s sufficient time to clean before the next guests arrive. You will be charged if you go over the allotted time. The property will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes but do not include any required pool/jacuzzi/spa heating, if required, an extra charge is made for these. Telephones are available for your use in the villas with local calls being free of charge but you will need a pre-paid phone card for long distance or international calls, these are available widely at many shops and petrol/gas stations.

7. CANCELLATIONS: In the event that you cancel your booking the following charges will apply:

PERIOD BEFORE ARRIVAL, CHARGE:

More than 10 weeks, Charge: Loss of deposit
Less than 10 weeks, Charge: 100% of all monies paid and due, less security deposit
All cancellations must be confirmed in writing by the person who made the booking. We will gladly provide proof of payment of a booking for the purpose of an insurance claim. Any changes to a booking once the form has been received will incur a £25/$45 admin charge.
In the unlikely event that we have to cancel your booking due to circumstances beyond our control we will endeavour to find suitable accommodation, should you chose not to take the alternative offered we will refund only the monies paid for your booking, no other compensation will be paid.
